Property of the week: Charming waterfront CT home upgraded for modern living
The current owners did a tremendous amount of work that makes it ready to meet the needs of its owners for years to come.
Asked to come up with the most impressive feature of the home, Realtor Kevin Eagan of Berkshire Hathaway HomeServices New England Properties did not hesitate. Eagan, who is handling the sale, replied, “The setting, with its view and location.”
Indeed, the southern views from the home 8 Old Hartford Avenue in East Granby are spellbinding. Located on a bend in the Farmington River, this waterfront property overlooks the river with the trees on the opposite side providing the perfect backdrop. It is a view that will never grow old.
This view and location, however, are only two of the many impressive aspects of this home.
“It has undergone major renovations over the past few years,” Eagan noted.
The list of what the current owners have accomplished, starting in 2019, is long and impressive. It starts with a beautiful new kitchen, custom ceilings, a new family room with floor-to-ceiling windows to take advantage of views of the river and yard, a new front porch, new exterior doors, new windows, new vinyl siding with Versetta stone used at the base of the exterior walls for added visual appeal, and the list goes on. For all practical purposes, the home looks to be new.
The main entry serves as a mudroom that connects the large two-car garage, which can be heated if desired, to the home. In addition to accessing the home, this entry allows you to go straight to an elevated rear deck. Do that and you will pass through a butler’s pantry that was added last year. It includes handsome cabinets along with quartz counters on either side. It is ideally located to make outdoor entertaining easy. And, there is every reason to take advantage of the large backyard when entertaining family and friends.
Not only is the view of the river a prime attraction, this home also has a new Gunite heated pool and spa, surrounded by a stamped concrete patio with an upper deck bar, an outdoor shower, and that large, fully fenced in yard. It was replanted with sod in 2019 and since then the lawn has been kept healthy by the irrigation system that was installed when the sod was rolled out.
For times when the weather or mood dictates indoor entertaining, the entry grants easy access to the home’s living room and kitchen. The living room features a wood-burning stove, beautiful hardwood floors, which are featured through most of the home, and easy access to the family room with its stunning views of the river and yard. The family room also accesses the elevated rear deck.
As for the kitchen, it features a large island with a quartz countertop that can seat five people and includes a built-in microwave oven. The counters along the walls are granite and offer ample space for meal preparation. All of the appliances are stainless steel, were new in 2022, and are included in the sale. A walkway between the kitchen and living room provides access to one of the home’s two half baths.
The kitchen has a direct connection to the dining room, which is at the front of the home. It, too, has hardwood flooring and features ample natural light. A door at the front leads to the new front porch, which uses composite decking and a metal roof for minimal maintenance. It has more than enough room for a swing chair and several rocking chairs.
A home office is just off the dining room. It offers a good amount of work space and direct access to the outside, meaning a business meeting can be held with no need for visitors to traipse through the house.
A wide staircase goes to the second floor with its three bedrooms and a large laundry room. The primary suite includes wonderful views of the river and has a large recently upgraded bath with a dual sink vanity and a shower. The other two bedrooms are nicely sized and are served by a full bath with a tub. The laundry room has space for a full size washer and dryer, ample room to hang clothes, and a generous amount of shelving for apparel and linens.
The walkout basement is partially finished. Its rec room has direct access to the backyard and a half bath that can be easily accessed from the pool. The remainder of the basement affords space for storage and a workshop, along with the home’s mechanical systems.
Other features of this home that should be noted include recently installed central air conditioning, a new exterior walkway, and connections and weather protection for a flat screen television outside in the pool area.
The location should also be an attraction. East Granby is a small but highly sought after town. It has numerous parks and open spaces, including a 100-acre park with basketball courts and playgrounds. This home is close to Bradley International Airport, and is just a short distance from Simsbury. Interstate 91 is also nearby for access to the many businesses and services in Windsor, Hartford, and Springfield. A wide variety of restaurants is also nearby.
“This home is really unique,” Eagan said. The current owners did a tremendous amount of work that makes it ready to meet the needs of its owners for years to come. Yet, they also managed to do this modernizing without diminishing this home’s original charm.
